These terms govern your use of Landdesk. By creating an account or using the service, you agree to them.

1. Service description

Landdesk is a software tool that helps oil and gas title professionals process scanned courthouse documents and build title runsheets. The service uses OCR and large-language-model extraction to identify fields such as grantor, grantee, dates, and legal descriptions. Outputs are provided as assistance only and are not legal advice. You are responsible for verifying every extracted field against the source document before relying on it.

You retain all rights to documents you upload. You grant Landdesk a non-exclusive license to process, store, and transmit them as necessary to provide the service (OCR, extraction, display, export).

6. Accuracy disclaimer

Machine-extracted fields from OCR’d scans willsometimes be wrong, especially on faded, handwritten, or multi-column pages. The service surfaces per-field confidence scores and flags low-confidence extractions for review. You agree to verify every field that matters for legal, contractual, or title-opinion purposes.

7. Warranty disclaimer

The service is provided “as is” and “as available”. To the maximum extent permitted by law, Landdesk disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.

8. Limitation of liability

Landdesk’s aggregate liability under these terms is limited to the fees you paid in the twelve months preceding the event giving rise to the claim.

9. Termination

You may terminate your account at any time from Settings. We may suspend or terminate for breach of these terms, non-payment, or to comply with law. On termination we delete your data per the Privacy Policy.

10. Governing law

These terms are governed by the laws of the State of Utah, without regard to conflict-of-laws provisions. Disputes will be resolved in the state or federal courts located in Salt Lake County, Utah.

11. Changes to these terms

We may update these terms. Material changes will be announced in-app. Continued use after the change indicates acceptance.
